This course gives three semester hours of college credit and forty-five classroom hours of credit as a core real estate course toward licensure and credit toward an associate's degree.

AUDIENCE: Individuals who need hours as part of the requirements to acquire a Real Estate License or need hours toward a degree or a certificate of achievement, or to better understand the basics of the real estate profession.
COURSE DECRIPTION: The course focuses on real estate in its broadest definition as land and that which is attached to it. The primary focus, however, is on surface development: the building of houses, shopping centers, office buildings, warehouse space, factories, and recreational facilities. Since residential financing comprises ¾ of total mortgage lending and has developed some uniform practices not yet found in commercial loans, it will be given primary emphasis.
BASIC OBJECTIVES OF THE COURSE:
1. The student shall exhibit knowledge of real estate financing by answering multiple choice questions covering reading material from the text. (Chapter review Quizzes)
2. The student will demonstrate an understanding of one specific area of real estate finance by preparing and presenting a case study from the field of real estate finance involving 32 discussion questions.
3. The student will successfully pass two exams covering the text book and course material.
GRADING SCALE: 60%-69% = D 70%-79% = C 80%-89% = B 90%-100% = A Below 60% = F
POLICY ON ACADEMIC DISHONESTY: The following is an excerpt from the Student Conduct section of the College System catalog: "Scholastic dishonesty includes, but is not limited to, cheating on a test, plagiarism, and collusion." Students guilty of academic dishonesty can be given a grade of "F" or "0" for the particular test or assignment involved.
DISABILITY ACCOMODATION POLICY: Any Student with a disability (e.g. physical, learning, psychiatric, vision, hearing, etc.) who needs to arrange reasonable accommodations must contact the appropriate Disability Support Service Counselor, Angela Foote at 713-718-7014 or foote_a@hccs.org in order to be referred to the appropriate Disability Support Service Counselor. Students who require testing accommodations need to schedule an appointment for testing to ensure that staff will be available for proctoring and to arrange for any adaptive equipment that may be required.
Withdrawal: Per the HCCS Student Handbook – if withdrawal is necessary, it is the student’s responsibility to officially withdraw from the course. If the student fails to withdraw and does not complete the required projects then the student is in jeopardy of receiving an “F” in the course.
Exploration of Career Opportunities and Supplemental Instruction – Be sure to take advantage of the “Additional Resources” available to you. This can be done by exploring the Icon on your homepage.
The grades will be based on the following criteria:
Mid-term Exam 35% Covers Chap 1 thru 8
Final Exam 35% Covers Chap 9 thru 16
Case Studies 30%
CASE STUDY: Please note that the case study is a significant part of the grade and is required for satisfactory completion of the course.
The case study is comprised of two separate activities:
Activity one: For each of the 16 chapters, answer two of the Discussion Questions at the end of each chapter. The answers should entail several sentences, not simple one or two word responses.
Activity two: Using the information provided within the case study icon on your homepage, and the “Conforming Loan Qualification” form, determine if Minnie and Mickey would qualify for the loan that they are applying for. Please explain your conclusions.
You will hand in, mail in or email the following:
32 discussions (2 from each of 16 chapters)

The case studies should be turned in no later than the time of the second (and final) test.

The Real Estate Department is in the basement of the 3100 Main building. They can be emailed by using the mail facility on your home page. Be sure and put your name, social security number, and CRN on the materials handed in.
If you email the case studies, please use the email facility within the course itself.
In the past we have had numerous problems with lost or misplaced case studies. Please follow up to make sure that I have received your case study. I will email those students after the weekend of the final exam if I do not have their case study so please continue to check your email even after the course is over.
Major Events:
There will be two online review sessions prior to each test. The online review sessions can be accessed by going to the “Audio Room” on your homepage.
Please check the calendar as soon as possible to determine the dates of the reviews and tests.
There will be two tests. The first one will be online and the second one will be proctored.
Note – Posting of Grades: The mid term grades will be posted on the web site by the Thursday following the testing weekend.
Make-up Policy: Tests can be made up during review sessions. There will be no make-ups during regular testing sessions.
