This course gives three semester hours of college credit and forty-five classroom hours of credit as a core real estate course toward licensure and credit toward an associates degree.
Text: Property Management, Robert C. Kyle & Floyd M. Baird (Sixth Edition) Textbooks may be purchased at any HCCS bookstore.

Audience: Individuals who need hours as part of the requirements to acquire a Real Estate License, Property Management Certification or need hours toward a degree or a certificate of achievement, or to better understand the basics of the real estate profession.
Course Description: A study of the role of the property manager, landlord policies, operating guidelines, leases, lease negotiations, tenant relations, maintenance, reports, habitability laws, and the Fair Housing Act.
Basic Objectives of the Course:
1. The student shall exhibit knowledge of the property management profession by answering multiple choice questions covering reading material from the text.
2. The student will demonstrate an understanding of one specific area of property management by preparing a case study from the field of property management.
3. The student will compete the SCANS modules titled: “Demonstrate Appropriate Social Skills” and “Use Systems Concepts for Correct Performance”.
Grading Scale:
A = 90% - 100% D = 60% - 69%
B = 80% - 89% F = Below 60%
C = 70% – 78%
Policy on Academic Dishonesty: The following is an excerpt from the Student Conduct section of the College System catalog: “Scholastic dishonesty includes, but is not limited to, cheating on a test, plagiarism, and collusion.” Student guilty of academic dishonesty can be given a grade of “F” or “0” for the particular test or assignment involved.
DISABILITY ACCOMODATION POLICY: Any Student with a disability (e.g. physical, learning, psychiatric, vision, hearing, etc.) who needs to arrange reasonable accommodations must contact the appropriate Disability Support Service Counselor, Angela Foote at 713-718-7014 or angela.foote@hccs.edu in order to be referred to the appropriate Disability Support Service Counselor. Students who require testing accommodations need to schedule an appointment for testing to ensure that staff will be available for proctoring and to arrange for any adaptive equipment that may be required.
The grades will be based on the following criteria:
Mid-term Exam 25% Covers Chap 1 thru 8.
Final Exam 35% Covers Chap 9 thru 17.

The case study may be sent by email, but be sure to check to see that it has been received.
It must arrive by the final exam dates so that you can get a letter grade for the course.
Withdrawal: Per the HCCS Student Handbook – if withdrawal is necessary, it is the student’s responsibility to officially withdraw from the course. If the student fails to withdraw and does not complete the required projects then the student is in jeopardy of receiving an “F” in the course.

Test One: Test one will be online over the weekend of April 16, 17, and 18. You will have 2 hours to complete the 80 question test, so allocate a two hour time period because you cannot access the test more than once. You can start the test anytime between 4pm Friday (
